Search for a mortgage for apartment under 1 million Dubai buyers can use and you will find pages full of 7-9% yields and “start from AED 500,000” headlines. What they rarely show is the other half of the sum: the cash you must find on day one, the interest the bank takes every month, and the service charge that hits a small studio harder than a large flat. This guide runs those numbers on a realistic AED 700,000 studio so you can decide whether borrowing for a small-ticket unit actually makes sense.

This is general information, not financial advice. Rent, rate and service-charge inputs are labelled as assumptions or attributed to a named source. Anything that is only a common bank practice is marked “confirm with the bank”.
Short answer: is a mortgage for an apartment under 1 million in Dubai worth it?
It can be, but only if the rent comfortably beats your interest cost and you can fund roughly 28% of the price in cash. In our worked example (a AED 700,000 ready studio, 80% loan, 25 years), the buyer needs about AED 197,000 up front. At a 5% mortgage rate the studio leaves about AED 16,000 a year after service charge and interest, before vacancy, repairs and management. At 6% it leaves about AED 11,000. One empty month removes a quarter to a third of that.
Mortgage for apartment under 1 million Dubai: what the rules allow
For an expat buying a first home under AED 5 million, the Central Bank of the UAE (CBUAE) mortgage regulation caps the loan at 80% of the property value, so the minimum down payment is 20%. A second property is capped at 60%, and the debt burden ratio (DBR) is limited to 50% of gross monthly income. Off-plan purchases are limited to 50% by secondary sources, so most buyers of unfinished studios pay the first half out of pocket. We explain the full LTV table in UAE mortgage down payment rules.
Two points matter more for small units than for large ones:
- Minimum salary. Emirates NBD states a minimum salary of AED 15,000 for expat applicants; across the market published minimums run from about AED 10,000 to AED 15,000, and some lenders ask for more on certain properties. A cheap flat does not lower the income bar.
- Property and loan floors. We found no regulatory minimum property value or loan size. Individual banks may decline very small or unusual units, so ask for pre-approval on the specific building before you pay a deposit (confirm with the bank).
How much cash does a mortgage for an apartment under 1 million Dubai need?
About 28% of the price. The 20% down payment is only the start. The Dubai Land Department (DLD) transfer fee is 4% of the price and, since 1 February 2025, banks no longer finance DLD fees or agency commission, so both come out of your cash. The table shows the cash-to-close for three price points. Inputs: 4% DLD; 2% agency (a market convention, negotiable); mortgage registration 0.25% of the loan plus about AED 290; trustee fee AED 4,200 for properties of AED 500,000 and over (AED 2,100 below that); valuation AED 3,000 (mid-point of the AED 2,500-3,500 range quoted by brokers); bank processing fee 1% of the loan plus 5% VAT.
| Item | AED 500,000 studio | AED 700,000 studio | AED 950,000 studio |
|---|---|---|---|
| Loan at 80% | 400,000 | 560,000 | 760,000 |
| Down payment 20% | 100,000 | 140,000 | 190,000 |
| DLD transfer fee 4% | 20,000 | 28,000 | 38,000 |
| Agency fee 2% | 10,000 | 14,000 | 19,000 |
| Mortgage registration (0.25% + AED 290) | 1,290 | 1,690 | 2,190 |
| Trustee fee incl. VAT | 4,200 | 4,200 | 4,200 |
| Valuation (assumed) | 3,000 | 3,000 | 3,000 |
| Bank processing 1% + VAT | 4,200 | 5,880 | 7,980 |
| Total cash to close | 142,690 | 196,770 | 264,370 |
| As % of price | 28.5% | 28.1% | 27.8% |
Sources differ on the small print: some guides list a separate trustee charge for registering the mortgage, others a AED 250 title-deed fee, and the exact administrative charge varies. Ask for an itemised quote from your bank and trustee office. Our real cost of buying property in Dubai guide breaks down each line.
What does the monthly instalment look like?
Roughly AED 585 to AED 645 per month for every AED 100,000 borrowed over 25 years, depending on whether your rate is nearer 5% or 6%. That is simple amortisation maths, not a bank quote.
To anchor the rate, we checked the benchmark: the CBUAE raised its base rate from 3.65% to 3.90% effective 17 September 2026 (reported by Gulf News). The 3-month EIBOR was quoted at about 4.2-4.3% in early-to-mid October 2026 on bank rate pages (Al Masraf 4.30% on 6 October; a bank-published value-date figure of 4.19% for 13 October), so check the official CBUAE fixing on the day. Banks add their own margin on top, and margins differ by lender and profile, so the two scenarios below are illustrative, not offers. Read EIBOR explained for how the pieces fit.
| Loan amount (80% of price) | Monthly at 5.0%, 25 years | Monthly at 6.0%, 25 years |
|---|---|---|
| AED 400,000 (AED 500k studio) | 2,338 | 2,577 |
| AED 560,000 (AED 700k studio) | 3,274 | 3,608 |
| AED 760,000 (AED 950k studio) | 4,443 | 4,897 |
If your rate is variable, a rise lifts these numbers; our variable-rate stress test shows by how much.
Worked example: AED 700,000 studio, rent versus mortgage
The headline yield shrinks fast once you subtract service charge and interest. The rent input comes from a brokerage’s summary of Ejari data: a median annual studio rent of about AED 50,000 in Jumeirah Village Circle (JVC), with a Bayut H1 2026 average studio deal of AED 690,000 in the same area (via TruHauz, a brokerage, so treat as indicative). The service charge is an assumption: AED 15 per sq ft on a 400 sq ft studio is AED 6,000 a year. Published JVC rates range from about AED 9 to AED 22 per sq ft depending on the building, and each building’s approved rate is in the DLD service charge index, so look up the real one.
| Line (AED per year) | Mortgage at 5% | Mortgage at 6% |
|---|---|---|
| Gross rent (assumed) | 50,000 | 50,000 |
| Gross yield on AED 700,000 | 7.1% | 7.1% |
| Service charge (assumed AED 15/sq ft, 400 sq ft) | -6,000 | -6,000 |
| Net rent before finance | 44,000 (6.3% of price) | 44,000 (6.3% of price) |
| Interest paid in year 1 | -27,738 | -33,329 |
| Left after interest | 16,262 | 10,671 |
| Principal repaid in year 1 (builds your equity) | 11,547 | 9,968 |
| Cash left after full instalments | 4,716 | 703 |
| Return on the AED 196,770 cash put in | 8.3% | 5.4% |
Read the last two rows carefully. At 6%, the rent barely covers the instalment once service charge is paid: the owner is putting aside about AED 10,000 a year into equity but has almost no cash margin. This is before vacancy, agent fees for letting, maintenance, cooling or utility gaps between tenants, and any management fee. One month empty is AED 4,167 of rent.
Mortgage versus paying cash for the same studio
Leverage only helps while your net yield on the price stays above your borrowing cost, and the entry fees make it thinner than it looks. A cash buyer of the same studio pays AED 700,000 plus 4% DLD (28,000), 2% agency (14,000) and a AED 4,200 trustee fee, about AED 746,200. Net rent of AED 44,000 gives roughly 5.9% on that outlay, with no instalment risk.
| Route | Cash invested | Annual result after service charge and interest | Return on cash |
|---|---|---|---|
| Cash purchase | about 746,200 | 44,000 | 5.9% |
| Mortgage at 5% | 196,770 | 16,262 | 8.3% |
| Mortgage at 6% | 196,770 | 10,671 | 5.4% |
At 5% the mortgage lifts the return on your cash; at 6% it is slightly worse than paying cash, with extra risk and an obligation to keep paying in a vacant month. The break-even sits close to the net yield on the property, roughly 6%, which is why the rate you negotiate matters more than the price tag. The spare AED 549,000 you did not spend could earn something elsewhere, and that comparison is yours to make.
Where small-ticket studios catch buyers out
- Service charge is a larger share of rent. It is billed per square foot, so a 400 sq ft studio at AED 15 pays AED 6,000, about 12% of a AED 50,000 rent. A large flat spreads the same per-foot rate over bigger rent.
- Fees do not shrink with the price. Valuation, trustee and bank documentation charges are fixed or near-fixed, so they weigh more on a AED 500,000 loan than on a AED 5 million one.
- Yields quoted by portals are gross. Bayut’s JVC figure of 7.15% and Property Finder’s 7.6% are before service charge, vacancy, management and interest. Net yields typically run one to two and a half points below gross.
- Rent is an estimate, not a promise. Ejari medians and asking rents differ (JVC AED 50,000 median versus AED 54,000 asking, in the sources above). Use the lower one.
- Resale liquidity. Small units in large off-plan clusters compete with many identical listings when you sell. If you exit early, the early-settlement fee (see below) and a second round of agency and DLD charges for the next buyer affect your net proceeds.
Early settlement and exit costs
If you sell or refinance, UAE mortgage rules cap the early settlement fee at 1% of the outstanding balance, with an AED 10,000 ceiling, according to several secondary sources; your offer letter states the exact wording (confirm with the bank). On a AED 560,000 loan that means a maximum of about AED 5,600 in the first year. Our early settlement guide explains the cap step by step.
Can you rent the studio out while you still have a mortgage?
Yes, in the sense that nothing in the CBUAE rules stops it, but banks and mortgage types differ. A home-loan product assumes you will live there, and a buy-to-let product usually has a lower LTV and a rent-based test. Read buy-to-let mortgages in the UAE before you assume the 80% LTV applies to an investment unit; the CBUAE 80% figure is for a first home, and a second property drops to 60%. If you buy a studio that already has a tenant, the 12-month notice rule affects when you can move in.
A quick checklist before you commit
- Confirm the building’s service charge per sq ft in the DLD index, not the agent’s estimate.
- Get a written pre-approval for the specific unit and see what the bank’s valuation says. A low valuation raises your cash need (valuation below price).
- Ask for the full fee schedule (processing, valuation, life and property insurance, registration).
- Calculate your DBR: instalment plus other debt must stay at or below 50% of gross income. See mortgage eligibility.
- Budget one to two vacant months and a repair buffer before treating any yield as real.
Frequently asked questions
Can I get a mortgage for an apartment under 1 million in Dubai?
Yes. There is no regulatory minimum property value, and banks lend on ready apartments across the range. Individual banks may have their own floors for very small units or certain buildings, so confirm with the lender for the specific property.
How much down payment do I need for a AED 700,000 studio?
An expat buying a first home under AED 5 million needs at least 20%, which is AED 140,000. Add about 8% more for DLD, agency, registration, trustee, valuation and processing, bringing cash to close to roughly AED 197,000.
What is the monthly payment on a studio mortgage?
On an AED 560,000 loan over 25 years, about AED 3,274 at 5% and AED 3,608 at 6%. These are amortisation calculations, not bank offers.
What salary do I need?
Emirates NBD states AED 15,000 minimum for expat applicants; market minimums run roughly AED 10,000 to 15,000. Your DBR (all debts up to 50% of gross income) is checked as well.
Are DLD fees and agency fees financed by the bank?
No. Since 1 February 2025 banks do not finance the DLD fee or agency commission, so you pay them in cash.
Is a studio a better investment than a one-bedroom?
Studios often show higher gross yields because the price per sq ft is lower, but the service charge is a larger share of rent and the tenant pool can turn over faster. Compare net yield after service charge, not the portal headline.
What if the bank values the studio below my purchase price?
The loan is calculated on the lower of price and valuation, so you cover the gap in cash. See our guide on lower valuations before you pay a deposit.
Can I buy a second studio with a mortgage?
Yes, but for an expat the CBUAE cap on a second property is 60%, so the down payment is at least 40%.
What happens if I sell before the mortgage ends?
You can settle early. The fee is capped at 1% of the outstanding balance with an AED 10,000 ceiling per secondary sources; confirm the wording in your bank’s offer.
Does a cheaper flat make approval easier?
Not automatically. Banks assess your income, debts and credit history, plus the property valuation. A lower loan amount helps your DBR, but the salary and employment checks are the same.
